TerraSuite is estate agency software for WordPress. It is a plugin and a theme rather than a hosted service, so the properties, the applicants and the enquiries live in your own database on your own hosting, and the site is yours whatever happens to us.
The free tier is a complete property website. Not a trial, not a demonstration, and not capped at a number of properties: unlimited listings, filtered search, map search, enquiry forms and structured data, with no expiry. What you pay for is the work that happens after somebody makes contact.
Search that stays instant as the catalogue grows
This is the part worth understanding before anything else, because it is what fails first on a busy property site.
The usual way to store a property in WordPress is as a post with its attributes in the post meta table. That is fine for ten properties. A search with ten filters then has to ask the database ten separate questions and join the answers together, and it gets slower every time the catalogue grows.
TerraSuite keeps a separate index table with one row per property, so ten filters cost the same as one. Half a millisecond, measured on a real installation, whether there are forty properties or four thousand. A buyer who waits for a search gives up and does not come back.
Listings
Unlimited properties, for sale or to let, with no cap on the free tier
One field registry drives the edit screen, the importers, the search index and the outgoing feeds, so a field added once appears everywhere it should
Market aware fields: tenure, lease years and council tax band for the United Kingdom; community fees, IBI and the cadastral reference for Spain; HOA fees and an MLS number for the United States
Galleries, floorplans, EPC and documents, with the first photograph loading immediately and the rest as the visitor scrolls
Status through the whole life of an instruction, from available to under offer to sold or let, and withdrawn rather than deleted
Property types, locations, features and labels as taxonomies, seeded on installation
The classic editor for properties only, because sixty fields stacked under a page builder is not an edit screen
Search and maps
Price, bedrooms, bathrooms, type, town, region, features, labels, plot and build size, and keywords
Distance from a point, narrowed roughly first and measured exactly second
An area the visitor draws on the map, in the free tier
Shortlists that survive without registering, and a page to come back to them
What the tiers cost
Each price is a year, per installation. There is no per-property charge and no per-user charge, because there is nothing for us to count.
Free, £0. A complete property website. Unlimited listings, filtered and radius search, enquiry forms, applicants, shortlists, structured data, the privacy and data request tools, and CSV import and export permanently. Area guides and photographs for your region are included whether you ever pay us anything or not.
Starter, £199. Where you stop guessing who has been looking. Client accounts, applicant alerts the moment something matches, price-drop emails on shortlisted properties, an instant valuation estimate from recorded sale prices, clients booking their own viewings, the viewings calendar, the message centre, branded particulars as a PDF, several currencies, and QR codes for boards and open houses.
Agency, £499. The tier that replaces a person retyping other agencies’ listings. Kyero, BLM, CSV, XML and JSON feed imports on a schedule, de-duplication across sources, outgoing portal feeds, shared instructions with fee splits, applicant matching, journey-time search and statistics for your vendors.
Network, £1,249. Several offices or several agencies on one installation, with their own teams and diaries, diary subscriptions, the REST API, Elasticsearch, tracked QR codes and the key register.
How it differs from the usual arrangement
We are not going to name anyone. These are the differences that matter, and they are differences from the category rather than from one rival.
The free tier is a product, not a trailer. Most of this category gives you a property limit, an expiry date, or a public site with the useful half greyed out. Everything a visitor to your website touches is free here and will stay that way.
You are not renting your own records. The properties and the applicants are rows in your database. There is no export to request and no account to be locked out of.
Priced per installation. Adding a negotiator does not change the bill.
Search that does not degrade. One index table rather than ten joins is an architectural choice made at the start, and it is not something a site can be retrofitted with later.
Built for more than one market. Spanish and American fields are in the product, not a plugin someone wrote once and abandoned.
Try it, or let us run it
The plugin and the theme are both on the WordPress.org directory and install the way any other plugin does. TerraSuite’s own site carries the full feature list, the tier comparison and a demonstration.
If you would rather not run it yourself, that is what we do for a living. Ask us about hosting it and we will quote for the installation, the updates and the backups.
